General terms and conditions of sale
This translation is provided for information purposes only; only the French version is legally binding.
These terms and conditions govern bookings of furnished short-term rental properties made directly via this website, by phone or by email. Bookings made through a platform (Airbnb, Booking.com, etc.) are subject to that platform's terms.
Who does what?
- The website is published by SCI IISR (Société civile immobilière (SCI) au capital de 1 000 €, SIRET 897 964 680 00010, 8 rue de Vignole, 25480 Pirey, France), under the trading name “Hom'issimo”. It presents the properties, manages bookings and welcomes guests, acting as a property management (concierge) service appointed by the owner of the property.
- The rental contract is concluded with the owner of the booked property (the “host”). The host's identity is shown to you before payment and appears on the booking confirmation. The price of the stay is paid directly to the host via our payment provider Stripe, and the invoice is issued in the host's name: Hom'issimo neither receives nor holds any funds on behalf of the host and does not act as a financial intermediary.
- Additional services (extras: early check-in, late check-out, etc.) are sold by the entity indicated at the time of purchase; they may be subject to a separate payment.
1. Booking
The booking becomes firm upon confirmation of payment, which is sent to you by email together with a summary of your stay. Any booking implies acceptance of these terms and conditions and of the property's house rules.
2. Prices and payment
Prices are shown in euros, all charges included: they include the tourist tax, end-of-stay cleaning and service fees. The total amount of the stay is paid at the time of booking, by bank card, via our secure payment provider Stripe.
A security deposit (card pre-authorisation) may be requested before arrival; it is released after departure, less any damage found.
3. Cancellation
Cancellation terms depend on the offer chosen (for example “Non-refundable”); they are shown before payment and repeated in the booking confirmation. Unless otherwise stated, the booking is fully refundable if cancelled up to 7 days before the arrival date; after that, no refund will be made.
In accordance with Article L221-28 of the French Consumer Code (Code de la consommation), the 14-day right of withdrawal does not apply to accommodation services provided on a specific date.
4. Stay
- Check-in and check-out times are shown on the property page and repeated at the time of booking; any change requires our prior agreement.
- Access is self-service, using a code sent to you before arrival.
- The properties are non-smoking; parties and gatherings are prohibited.
- Pets are accepted in some properties, on request and for an additional fee.
- The number of guests may not exceed the capacity stated for the property.
The guest is responsible for the property during their stay and for any damage they may cause to it.
5. Unavailability
If, exceptionally, the booked property becomes unavailable, we will offer you an equivalent property or a full refund of the sums paid.
6. Invoices
An invoice is provided to you at the end of your stay, in particular for business travel.
7. Complaints, mediation and governing law
For any complaint, please contact the property management service, which will forward it to the host if necessary: contact@homissimo-conciergerie.fr. If no amicable solution is found, you may use an alternative dispute resolution procedure: the list of approved consumer mediators can be consulted at economie.gouv.fr. These terms and conditions are governed by French law.
